Guaranteed Rent to Landlords
Put simply - we rent the house from you and guarantee to pay your rent every month for an agreed period.
We then create a professional house share and rent it out room by room. You as the landlord receive your rent and we deal with all aspects of the property and the tenants. You still receive rent even if we don’t have any tenants.
We manage the property and the tenancy – leaving you with nothing to worry about.
For your peace of mind we are members of the Property Redress Scheme (PRS) and have Professional Indemnity Insurance.

• We rent your property from you and guarantee to pay your rent even if it is empty. The contract is usually for 2 year to begin with.
• We furnish the property and make any minor adjustments (with your consent) to make it suitable for a house share. This usually includes getting broadband installed and some fire safety adaptations, as well as locks on the bedroom doors for privacy.
• We rent it out to suitable tenants on a room by room basis. We ensure appropriate tenancy legislation is met.
• We manage all aspects of the tenancy from chasing rent to taking care of your property. We deal with all utility suppliers.
• We take care of minor maintenance issues and can arrange things like your gas safety certificates and services.

• We get income from renting your house out room by room. After we pay the bills and pay you your rent we keep any ‘profit’.
• Even if one room is empty we have the income from the other 2 or 3 rooms.
• We have a big portfolio of properties so that we have access to the income from those to cover any ‘voids’.
• Our occupancy rates across our portfolio of shared houses is 95%. -

Our minimum criteria usally:
1. 2 bed rooms as a minimum
2. Two reception rooms
3. Good state of repair
4. Ideally small low maintenance garden or yard
